A luxury property ad can attract thousands of admirers and almost no buyers. The problem is not simply that the audience is too broad. A serious buyer needs information about the actual property, viewing arrangements, market conditions, eligibility and the transaction process. Generating attention without answering those questions creates a lead list that cannot be evaluated.
The National Association of REALTORS' 2025 buyer and seller research reported that 88% of buyers used an agent or broker when purchasing a home. That is a U.S. residential market-wide finding, not a luxury-property close-rate benchmark 1. It does help explain why the quality of the buyer-agent handoff matters after a property inquiry.
Start with the listing, not an invented 'wealthy person' persona
Luxury buyers may care about privacy, fit, location, architectural character, carrying costs, ownership details or specific amenities. Those are property and buyer requirements, not permission to infer protected personal traits. Prepare accurate floor plans, professional photography, legally supportable descriptions, neighborhood information, pricing context and showing availability.
A beautiful video cannot answer whether an offer is executable, whether financing is feasible or whether the prospect is seeking an immediate transaction.
Ask qualification questions that help the buyer
A useful inquiry flow establishes the property of interest, desired viewing date, decision timeline, broad financing readiness if appropriate, and whether the person is represented. Do not demand confidential financial records during an initial advertising form without a legitimate and legally compliant process. If a listing is by appointment, explain what happens next and who will respond.
Segment valid leads by inquiry type: viewing request, information request, broker cooperation, financing information, investor due diligence or unrelated contact. Do not report them all as equally qualified 'luxury buyers.'
Measure progress to a genuine property conversation
Track valid inquiry, agent contact, property-fit discussion, viewing booked, viewing completed, offer submitted and transaction outcome. A qualified lead for one listing may be a serious buyer for another; preserve meaningful notes without unnecessary personal profiling.
An illustrative $5,000 campaign that produces 100 inquiries but only two property-relevant conversations does not automatically outperform a $5,000 campaign that produces 25 inquiries and eight property-relevant conversations. The cost per useful conversation is $2,500 versus $625. Neither tells you cost per closed sale until enough completed transactions are observed.
Housing advertising has important targeting limits
The U.S. Department of Housing and Urban Development warns that digital housing advertisement targeting and delivery can implicate the Fair Housing Act. Meta also restricts targeting for housing advertisements 23. Do not propose excluding prospective buyers by protected characteristics or inferring eligibility from luxury watch, yacht or travel interests as a compliance workaround. Review the current platform and jurisdiction-specific requirements before campaign setup.
Creative strategy after qualification is defined
Use three honest creative routes: the property's distinctive evidence, the buying decision it serves and the actual process for viewing or obtaining information. A video can show spaces and circulation; a map can show location context; a concise listing page can explain price and transaction conditions. The CTA should match what the sales team can deliver.
Audit serious buyer inquiries: make the advertising, listing details and agent response a single, measurable experience. Judge by verified viewings and qualified negotiations over time, not lifestyle interest targeting or raw clicks.
